Faster Floors for a City That Lives in Its Garage
One-Day Polyaspartic Floors in Orlando suit owners who cannot give up a garage or a business floor for a week. In chemistry terms, polyaspartic floor coating is an aliphatic polyurea. It hardens far sooner than epoxy and keeps its color under strong sun. HomeGuide puts heavy vehicle traffic on polyaspartic at roughly 24 to 48 hours, while epoxy may want close to seven days for a full cure. For many garages, that means the coating goes on in one working day and the car comes back in shortly after.
Why UV stability matters here
Orlando averages 90-degree days from early April into mid-October, and garage doors stay open for hours while people work, load cars and wash boats. Sunlight that reaches an epoxy floor turns it amber over time. HomeGuide scores polyaspartic excellent on UV, with epoxy at poor to fair. That is why we use polyaspartic as the topcoat on almost every garage and lanai we coat, and why a full polyaspartic system makes sense for floors that see a lot of daylight.
What one day really means
The one-day label describes the installation, not every step. The estimate and moisture test happen first, on a separate visit. On install day we grind, repair, prime, lay the base, broadcast flake if chosen, and apply the clear. Bob Vila's polyaspartic guide reports foot traffic in about 3 to 4 hours and vehicles in about 24 hours, compared with 12 hours and about 3 days for epoxy. We give you your exact times based on the products and conditions.
When we would not do it in one day
Fast cure has a trade-off. Polyaspartic sets quickly, so it gives the crew less time to work it, and it is less forgiving of a damp slab. If your moisture reading is high, we may lay a moisture-tolerant epoxy primer first and then finish with polyaspartic, which can stretch the job into a second day. Heavy wet-season humidity can also slow or change a schedule. HomeGuide also notes that each polyaspartic coat goes on at roughly 2 to 6 mils, where an epoxy coat runs 10 to 20 mils, so for a rough or uneven slab a thicker epoxy base can be the smarter build under a polyaspartic top.
Not a DIY product
Polyaspartic resins set fast and need careful mixing, timing and ventilation. Bob Vila's guide describes the coating as not a DIY project, and a batch that cures in the bucket or on half the floor is a costly mistake. Our crews mix in small batches, work in sections and keep the edges wet to avoid lap marks.
Good fits for a polyaspartic system
- Garages where the owner needs the car back quickly.
- West- or south-facing garages that get strong afternoon sun.
- Covered lanais and summer kitchens.
- Small businesses that can close for only a day or two, which Bob Vila's guide notes is often the case with this coating.
- Short-term rental homes near the attractions that must turn around between guests.
Cost compared with epoxy
Polyaspartic usually costs a bit more than epoxy per square foot because the material costs more and the crew has to be highly organized. HomeGuide lists polyaspartic at $5 to $12 per square foot against $4 to $10 for epoxy. Many owners find that the short downtime and the color stability are worth it.
Rental homes and quick turnarounds
The area around the theme parks is full of homes that are rented to visitors, and many of them have garages converted to game rooms or storage. For a property manager, every day a room is out of service is a day it cannot be booked. A fast-curing polyaspartic system lets us get in and out between stays, and the color holds up under the bright light that pours through windows and open doors. We can schedule around your calendar and tell you exactly when guests can use the space again.
Keeping the floor looking new
Polyaspartic floors need little care. Sweep or blow out sand and grit, which acts like sandpaper underfoot. A damp mop and gentle soap do the job; skip acid cleaners. If the clear dulls after many years, a fresh clear coat can often bring it back without a full redo, provided the layers below are still sound.
A look at install day
The crew shows up early, cover walls and doorways, and start grinding. Dust is collected by vacuums attached to the grinders. After repairs and cleaning, the coating goes down in sequence, and the garage door may stay partly open for airflow while we work. Plan to keep pets, children and vehicles away from the area for the day. Before we leave, we walk you through cure times and how to care for the floor, and you hear when shelving and boxes can return. If anything about the slab changed what we planned, we explain it before we finish.

A fresh UV-stable clear over a sound existing coating that has dulled or yellowed.
Textured topcoat
Polyaspartic clear with grit added for lanais and wet entries.

Polyaspartic Pricing in National Guides
| Polyaspartic job | Figure and where it is published |
|---|---|
| Polyaspartic, per square foot | $5 to $12 (HomeGuide) |
| One-car garage | $1,400 to $4,700 (HomeGuide) |
| Two-car garage | $2,000 to $6,900 (HomeGuide) |
| Three-car garage | $2,900 to $10,400 (HomeGuide) |
| Typical project | $1,440 to $3,240 (Bob Vila) |
| Per square foot, second source | $4 to $9 (Bob Vila) |
These come from two national cost guides, and the ranges differ. Moisture primers, repairs and flake density change the total for your floor. We price your job on site and in writing, and that number is the one that stands.
How a One-Day Install Runs
1. Estimate visit
We test moisture, measure and confirm whether a one-day schedule fits your slab.
2. Morning prep
Grinders, crack filler, then a full dust pickup.
3. Base and flake
Primer and base go down, with chips broadcast if you chose a flake look.
4. Clear coat
The polyaspartic clear is rolled on in sections to avoid lap marks.
5. Short cure
Socks-only traffic comes first, then the car, often inside one to two days.

One-Day Polyaspartic Floors Questions
Is polyaspartic better than epoxy?
Neither is better everywhere. Polyaspartic sets far quicker and handles sunlight much better. Epoxy goes on thicker in each pass and gives the crew more working time. Plenty of our garages pair the two, epoxy underneath and polyaspartic on the surface.
Can a garage really be done in one day?
Often, yes, if the slab tests dry and the weather cooperates. A high moisture reading or a lot of repairs may add a day, and that comes up at the estimate, not later.
Does polyaspartic yellow in the sun?
It is aliphatic, so it resists yellowing much better than epoxy. For UV resistance, HomeGuide's rating is excellent.
What lifespan should I expect from polyaspartic?
HomeGuide says a polyaspartic coating can last 10 to 20 years or longer, with prep, use and care making the difference.
