Coating Concrete in a City That Gets Wet Every Afternoon
Epoxy flooring in Orlando has one opponent that never takes a season off: water. The city averages 51.45 inches of rain a year spread over about 121 days, and from May into late October nearly every afternoon brings a thunderstorm. A garage slab here soaks up moisture from below and gets splashed from the driveway above. We plan every Orlando floor around that cycle, from the day we test the concrete to the hour we roll the topcoat.
When we schedule the work
June through September carries most of the yearly rain, with June alone averaging just over 8 inches. Coatings do not like a surprise downpour while the garage door is open. During the wet months we start early, keep the door down during cure when we can, and watch the dew point so the slab never sits below it while the resin sets. In the drier months from November to April, humidity drops and cure times become more predictable.
What sits under the slab
Orlando is built on porous limestone, and the region is known for sinkholes. A hairline crack in a garage is usually just shrinkage, but a crack that keeps widening or a slab that has dropped at one corner deserves a closer look before anyone covers it. We map cracks during the estimate, fill the stable ones, and tell you when a crack looks like it needs an engineer instead of a coating.
Old Orlando versus new Orlando
College Park, Thornton Park and Lake Eola Heights hold some of the city's oldest homes, and dozens of neighborhoods near downtown went up during the 1920s land boom. Concrete from that era can be thin, patched and stained with decades of oil. Those floors take more grinding and sometimes a leveling coat. A garage poured in the last ten years usually needs far less prep, and the written quote will show that difference line by line.

Work floors and heavy use
The Central Florida Research Park covers more than 1,025 acres and hosts over 120 companies, and the region drew a record 75 million visitors in 2018. Labs, simulation shops, hotel back-of-house areas and kitchens all need concrete floor coating that cleans fast and handles carts. For those spaces we lean toward a thick 100% solids epoxy build, finished with a topcoat rated for chemicals and given slip texture where floors get mopped.
Orlando Conditions That Shape a Floor
- A long rainy season. The hot, rainy season runs from May to late October, with about 51.45 inches of rain over 121.1 days a year.
- Limestone bedrock. Bedrock under the region is mostly porous limestone, which makes the area susceptible to sinkholes.
- 1920s neighborhoods. Dozens of neighborhoods near downtown were built in the 1920s land boom; College Park and Thornton Park hold some of the oldest homes.
- Hurricane history. Charley in 2004 was the worst of three hurricanes to hit the city that year; Irma, Ian and Milton also caused notable damage.

Orlando Questions
Can you coat my Orlando garage during the summer rainy season?
Yes. We book morning starts, test the slab and the air before mixing, and keep an eye on the radar. If a storm would hit during a critical cure window, we would rather move the day than risk a cloudy or soft finish.
My College Park garage floor is from the 1920s. Is it too old to coat?
Age alone does not rule it out. Older slabs often need deeper grinding, crack repair and sometimes a skim coat to even out low spots. We look at thickness and condition on site and explain the extra prep in writing.
Should I worry about a crack running across my garage?
Most straight cracks are from normal shrinkage and can be filled and coated. A crack that keeps widening, shows a raised edge, or opened up suddenly should be checked by an engineer first, given the limestone under the region.
What happens to a coated garage floor if a hurricane pushes water inside?
A sealed epoxy or polyaspartic floor does not absorb water the way bare concrete does, so cleanup is mostly a matter of squeegeeing and washing. Standing water for days can still affect any floor, so we suggest drying the garage out as soon as it is safe.
